The MLS is absolutely the most powerful tool available for helping you sell your
property. With as many as 85% plus of all properties for sale being listed on the
MLS, it makes it the logical place for buyers to search for properties. MLS listings
are displayed on literally dozens of websites. Studies have shown that well over
80% of people looking for homes these days start their search on the internet. So
why not have your property displayed where today's potential buyers will find out
about it?

A Residential Listing Contract is required for the MLS Listing Plan. The MLS also
requires that a co-broke commission amount be paid to any real estate agent/broker
who finds a buyer for your property. This amount is traditionally 2.4%, but it is
determined by you (a realistic range is 2.0%-2.4%, but we still recommend 2.4% to
assure your property is most marketable). If the buyer of your property is not working
with a real estate agent/broker, then you won't owe any additional commission! A
high percentage of our properties sell without a realtor and 0% co-broke commission
owed!
It is important to note that we do not make any co-broke commission in the transaction,
just our fee for the service. We only have an opportunity to make the co-broke commission
if you authorize us to act as a dual agent and try and find a buyer. You are also
never "locked" into a listing contract with our MLS Listing Plan. Our listing contract
can be shortened or cancelled at any time upon request for no penalty.
Our MLS Listing Plan is designed to give you the best of both worlds by allowing
you to still sell your home on your own, and get the marketing power of a full service
brokerage listing. You will still handle all the showings, any open houses, contracts,
closing, etc. You can choose to use our Closing Coordination Services for handling
the offers and the closing. You can also utilize our new Full Service option where
we can coordinate all realtor showings. In return, you'll save potentially thousands
of dollars by not paying traditionally structured real estate commissions!
Getting started is easy. We will coordinate a time to come out to your property,
take digital photos, gather more information, and complete any paperwork. We will
also install the yard sign at that time. We have availability days and evenings,
7 days a week. The appointment normally takes about an hour. Your property is usually
on the MLS within 24 hours after the appointment.
